The time it takes to complete a job from start to finish can vary dramatically depending on the scope of the job. Typically, the first 4-6 weeks are spent planning, which includes finalizing the desired floor plan layout, in addition to making material/product selections. Once construction begins, it can take an additional 12-14 weeks for the kitchen and 8-14 weeks for the bathroom on average.

Generally speaking, the cost of a kitchen remodel, not including the cost of appliances, can range from $150,000-$250,000. This can include completely gutting the space, all new lighting, electrical, plumbing, carpentry, flooring, and more. We don’t include the cost of the appliances in our estimates because the cost of appliances can range dramatically. The cost of appliances for an entire kitchen can range from as little as $7,000 to as much as $50,000, depending on brand and quantity of appliances. For a complete bathroom remodel, which includes completely gutting the existing space, on average, depends on materials used and size of bathroom. A smaller bathroom can range from $65-80,000, while a larger, primary bathroom can range from $125-200,000. These estimates can vary dramatically, depending on the size and the scope of the project.

We know that living through a major renovation can be stressful. Our primary goal is to make our clients as comfortable as possible, including setting up temporary space that can be used as a kitchen with the clients existing refrigerator, microwave, and other appliances to make the transition as pleasant as possible. Before starting the project, we protect existing floors and move all of the furniture in the space, if necessary. We also pride ourselves on keeping our job sites very clean throughout the renovation. At the end of each day, we tidy up the space to take great care of your home. Through the renovation, the workspace is cordoned off from the rest of the home with plastic partitions with zippered openings which help to minimize the impact that the work zone can have on the rest of the home.

Form LTD can act as a general contractor, or we are happy to work with your contractor. If we are asked to be the general contractor, we use only licensed and insured subcontractors for plumbing and electrical services. This guarantees not only an ease in communication, but the expectation of performing high quality service.

We handle all of the communication with your local building department and submit the detailed drawings necessary to file for permits. After each stage of the project is completed, we follow up to get the required inspections and the final certificate of occupancy.

The current trends tend to lean towards a more transitional style with clean lines and minimal detail. However, at Form LTD, all of our cabinetry is totally custom. The kitchen cabinets door/drawer style, size, and finish can be personalized to reflect your personal style.

Delays can be avoided by ordering appliances and fixtures as soon as possible. A lot of these items can have long lead times,so ordering products early on can limit unexpected shipping delays. Another way to avoid delays in the project timeline is to avoid making changes to the chosen plan or materials after the project has started.
